A GIFT TO ROSARITO
Riviera de Rosarito

“Some men see things as they are and say why.
I dream things that never were and say, why not?”
Robert F. Kennedy

Rosarito Beach, for years considered a haven for beach connoisseurs, has been discovered by deep pocket Mexican as well as US developers who create beachfront condominium projects to accommodate the multitude of Baby Boomers seeking retirement or vacation retreats. Mild weather, white sandy beaches with an expanse of the Pacific Ocean, as well as a convenient proximity to the California US border create the perfect magnet to those seeking an exotic, ideal location to call home.

Ramon Toledo Arnaiz, with combined educational, diplomatic and financial expertise, has played a major role in adding a new beachfront condominium project to downtown Rosarito. He and his mother, Elsa, successfully continue the prestigious accomplishments as the second and third generations of a family who contributed major developments to the area during the past fifty years. The Arnaiz Group has been a symbol of excellence, experience and reliability in real estate. Their award winning Rosarito projects include La Paloma, Villas del Mar and the Tijuana Cumbres de Juarez.

A current project, Riviera de Rosarito, is a personal gift of elegance to the downtown area of Rosarito. Located close to the public library on choice 5000 square meters of beachfront property, the land was once the vacation retreat for the Arnaiz family. Ramon’s grandmother, Elsa’s mother, owned a two story summer home on the beach where her grandchildren created fond memories while frolicking together year after year during summer vacations. This savvy lady, who lived to be ninety-six, was able to view the model and sales office for the development of her property before her demise a year ago. She relished the idea that the pleasures of her Rosarito beach property would be offered as a legacy to others who would purchase condominium units conceived, built and sold by the family construction and development business.

“We’re very proud to finish the project on time,” Ramon states. “Many developers will project a completion date that falls at least a year behind schedule, but our project will be delivered within the next two weeks, exactly one year, three months from our start date, just as we promised.”

It took only four months for the fifty-two units to completely sell out in the pre-sale phase of development. A number of factors contribute to the success of this project. The Arnaiz Group has a solid reputation that attracts investors who formerly profited by the developer’s expertise. As soon as the project opened for pre-sale reservations, many of these former customers signed up for units that were priced reasonably. Comparable units in San Diego, a mere twenty miles north, sell for more than a million dollars each. The price for the quality was attractive to those who wanted a beach retreat or solid investment that was destined to go up in value.

“Confidence in our integrity is high. We were the first developers on the Baja Peninsula to use First American Title Company at La Paloma twenty years ago,” Ramon observes. “In addition, we use the best architects in the country. The Artek Group, S.A. de C.V. with architect Andres Zapata as executive director, has the experience to avoid the mistakes that other architects make,” states Ramon. “Artek Group’s collaborative work relationship with the Riviera de Rosarito developers has consistently led to successful architectural solutions that are effective, functional, and aesthetically beautiful,” assures the Riviera’s sales brochure.

The Baja real estate boom, stimulated by favorable stateside publicity, brought bus loads of tourists to view the model located on the sandy white beach. This boom contributed to the success of the project. Led by Sylvia Marcor, an APIR real estate organization member, all brokers in the area have been invited to participate in sales efforts. In fact, broker parties with elegant hors d’oeuvres and poolside entertainment encourage real estate agent interest in the project.

Real estate brokers such as Herb Kinsey of MLS Baja express confidence in the project by saying, “I’m proud to sell Riviera de Rosarito condos to my customers. The Arnaiz Group has a solid offering of title with the ability to create a product buyers want. In addition, these distinguished developers stand behind their word.”

In fact, in contrast to many developers in the area who fail to deliver promised upgrades to disillusioned buyers, the Arnaiz Group actually has added upgrades to their original list of promises which, of course, is an act that encourages buyer confidence. Natural Mexican products such as mahogany kitchen cabinets and Durango marble floors contribute to top quality construction which also assures buyer respect.

Currently, as the condominium units are being delivered to new owners, the development group is providing an additional service to investors. Owners who wish to resell their units for a profit may pass on their contracts to the next buyer. The developer is offering resale units that start at $363,000 up to a mere $529,200 for the penthouse, bargains compared to US prices in addition to increased appreciation for original investors.

Resort names such as Acapulco, Mazatlan, Ixtapa, Vallarta, Cozumel and Manzanillo are given to various available two or three bedroom floor plans, each with terraces overlooking the pool, beach and ocean. Resort amenities such as an ocean backyard, swimming pool, spa, sauna and fire pit, are all part of the common area, making the resale offerings desirable to those seeking completed plush accommodations.

“With available financing, a US buyer may take out a purchasing loan in pesos which can be an advantage,” says Ramon whose background as a US and Mexican stock broker aids him in his role as a developer. “A variety of financing packages opens up the Mexican real estate market to a wide group of buyers,” he adds.

A friend describes Ramon Toledo Arnaiz as a respected businessman who is “savvy.”
“He has the education, background, and intelligence to be successful. He thinks a project through from start to finish and proceeds to make it happen.”

An investment banker says, “I have been a friend of Ramon Arnaiz and his mother Elsa for twenty years. I have confidence in their success because they are diplomatic in business. They know what they are doing.” Certainly, the condominium project they started a little over a year ago has been a success! The beautiful structure of the Riviera de Rosarito condominium building with its elegant landscaped grounds in front of the white sandy beach is a gift to the growth of Rosarito. It is a foreshadowing symbol of the future.

Rosarito is growing and shifting to be an upscale resort location that lures high end businessmen and women to purchase second homes for their bourgeoning lifestyles. The Arnaiz Group has created the perfect project to fill an alluring niche with amenities and quality construction that will continue to impress those who desire the best in life. What better location than Rosarito Beach could be offered to those who work and live in San Diego? They only have to travel a half hour to get to their own resort retreat where they can frolic on the beach with their children under the Mexican sun to create personal lifetime memories.

A designated tourist strip on the beach will be a draw for those who need a place to unwind and relax from everyday stress. The Riviera de Rosarito condominium project offers such a gift to those who look forward to the future.
